Buyer Broker: Although we normally act as a "Transaction Broker" we also provide exclusive Buyer representation services that not only benefit the Buyer but provide for critical "Due Diligence" investigation work that supports the acquisition of the property. Master Plan Design: Our expertise begins to show when we apply a completely "Market Driven" approach to the Master Plan development. Developer Delivery: This is one of the most critical and over looked services essential to the success of the Project and reputation of the Developer. This time of Delivery is most important for Buyer's to close according to the promises of the Developer without holding each other hostage. As the Developers Agent, we do the walk through first without the Buyer and note deficiencies before the final walk through. When the Unit is ready for delivery we conduct the Punch list Walk through and mediate any complaints or remedy repairs between both parties to avoid personalizing the project. We also conduct cost estimates to cure major issues and generate third party reports and criticism to present to Sub-Contractors who have failed to deliver as contracted. HOA Property Management: To relieve the burden of the Developer and assist the mostly absentee Owners, we provide the highly appreciated interim or permanent Property Management Services and Administration of the HOA Board. Here we organize the first meeting of the Owners by proxy or attendance to elect the Board Officers and implement the Management budget. We provide the interim Property Management until the board decides to Self Manage or select a permanent Management firm. We also provide individual services to Buyers who require installation of third party services, such as telephone and internet, cable or satellite TV, Gas and Electric and repairs or custom work.
